DEVELOPMENT OPPORTUNITIES

I. South Millville Industrial Park

..........Located on Orange Street and Wade Boulevard, the South Millville Industrial Park encompasses a total of 250 acres. Several sites are still available with the price ranging from $7,000-$10,000 per acre. The site is serviced by City water, sewer and storm sewer, and rail service (Winchester and Western) is available. The land is located within an I-1, General Industry Zone. All types of manufacturing and warehousing are permitted within the zone. Required minimum lot size is 20,000 sf.

.......... Support services are located within a ten minute drive of the park. Access can be gained from State Route #47 (Delsea Drive or S. Second Street), or State Route #49 (Main Street). An interchange of the Route #55 freeway is located within three miles of the site. All of the above mentioned routes serve as major trucking lines. Interstate Route #40 is within sixteen miles or twenty minutes of the park. The Millville Municipal Airport is approximately six miles, or a brief drive from the Industrial Park.

..........Approximately twenty businesses of varying sizes and natures are presently located in the South Millville Industrial Park, employing an estimated 1,800 persons. Some of the industries located in the park include:

J.G. Durand International: Manufactures of international lead crystal, employing approximately 200 persons.

Durand Glass: Manufacturer of glass tableware, employing approximately 175 persons.

Raritan Engineering: Manufacturers of heads of boats and recreational equipment. Newly constructed 35,000 SF building with 70 employees.

Gorton Corporation: Food processing plant (fish products), employing 50 people.


II. Millville Municipal Airport Industrial Park

The Millville Municipal Airport Industrial Park is located on 150 acres of industrial zoned land on Cedarville Road in Millville. The park was constructed (1980) with both air and land side sites. Concrete curbing and gutters, City water, sewer, and storm drainage were constructed by the City of Millville. Generally, land sells for between $7,500 and $9,500 per acre, with lot sizes from two to ten acres. The land is zoned I-3, Airport Industrial. The Industrial Park is just a portion of the Municipal Airport, which is the second largest airport in the State, based on land area (1,100 acres). The airport has two principal runways of 5,000 and 6,500 feet, as well as a heliport. The surrounding land use is low-density residential.

Abundant electric power is available at the airport through Atlantic Electric Company. South Jersey Gas serves the airport with natural gas, and complete telephone facilities are provided by New Jersey Bell Telephone, Co. The airport is within 3.5 miles of Route #47, #49, and #55.

Approximately fifty businesses, employing over 1,000 people are presently located at the airport. The airport is designated as an Urban Enterprise Zone and Foreign Trade Zone.

Federal Aviation Administration: Newly completed building fully automated flight service station, employing 60 people.

Airwork Corporation: Overhauler of jet engines, employing 650 people and undergoing $2.5 million modernization.


GORTON ROAD INDUSTRIAL PARK

..........In 1991, the City completed construction of an additional twenty industrial sites on land adjoining the South Millville Industrial Park. The newly created sites are located on approximately eighty acres owned by the City. The financing of the park represented a three-way joint venture between the City, the New Jersey Economic Development Authority and the United States Economic Development Administration. This project included new overlaid roadways, curbing, gutters, sewer, water, and storm drainage. The industrial park is located approximately two miles from an interchange with Route #55 and less than one mile from Route #49. In addition, access to Route #47 is located approximately one mile away. The industrial park has been designed for light industrial/warehousing facilities. There are currently two tenants in the park.


DOWNTOWN REDEVELOPMENT

..........The City has initiated a comprehensive center city redevelopment strategy. This strategy includes physical improvements, neighborhood revitalization, and the establishment of the Millville Development Corporation, a nonprofit organization developed to direct revitalization through a public/private partnership. Numerous parking areas have been reconstructed in the downtown and the pedestrian walkways have been upgraded with brick paving system, ornamental lighting, and site amenities.
